Headland is a licensed brokerage, a land manager, and a design and construction practice. Five service lines, and one thing we build when the ground and the client will carry it.

The daily work.

  • Brokerage

    Buying and selling

    Listing land, farms, coastal parcels and homes. Acquisition search for buyers. Valuation on ground where comparables are thin, and the diligence that tells you what a parcel will and will not allow. More

  • Land management

    Holding and running

    Ongoing care of land for owners who are not there daily. Leases and operators, boundaries and access, burning, mowing and forestry, easement compliance, and regular written reporting. More

  • Redevelopment

    Second chances

    Stalled subdivisions, tired farmsteads, awkward infill. Feasibility, re-entitlement, replatting, drainage and infrastructure repair, and adaptive reuse of buildings worth keeping. More

  • Landscape design

    Planting and grading

    Environmental landscape design: stormwater treated as landscape, living shorelines, buffers, native and adapted planting, tree preservation, orchards and kitchen gardens. More

  • Coastal

    Building with the water

    Marsh, flood zones, king tides and tidelands rules, read before a line is drawn. A service in its own right on any parcel near the water, farm or not. More

  • Agrihood development

    The full build

    A neighborhood designed around a working farm, taken from land search through design, entitlement, construction, sales and long management. The ceiling, not the norm. More

Who does the work.

Headland is licensed in South Carolina and Georgia, and the work stays in-house. Licensed architects, general contractors and real estate professionals, so a project does not change hands between the person who drew it and the person who builds it.

That matters most on the small jobs. A drainage fix or a lease renewal does not justify three consultants and a coordination meeting. It justifies one firm that knows the parcel.
