The name.
A headland is the strip at a field’s edge where the plow turns and begins its work. It is also a coastal promontory standing out over the water.
One word holding land and coast, fisher and farmer. It is the right name for a firm whose ground is usually both.

Headland is licensed in South Carolina and Georgia, and the work stays in-house. Licensed architects, general contractors and real estate professionals, so a project does not change hands between the person who drew it and the person who builds it.
The failure points in this work sit at the handoffs: between the drawing and the build, between the entitlement and the covenants, between the closing and the fifth season. Keeping the parts under one roof removes them.
Headland is the sister company of Fisher & Farmer, a food sovereignty network. Fisher & Farmer grows and sells food. Headland handles the land: brokerage, management, design, construction, and the long care that keeps a place working after it is built.
The two are run as separate operations.

Look at it
Walk the ground, read the water, check what the rules allow, and say plainly whether the thing you want is possible. Some parcels fail here, which is the cheapest place to fail.

Say what it needs
A scope and a number. Sometimes that is a lease and a gate. Sometimes it is a rezoning, a drainage rebuild and a new plat. Occasionally it is a farm and forty houses.

Do the work
Design, permitting and construction under our own licences, or management on an ongoing basis, depending on what the job turned out to be.

Stay with it
Brokerage when it sells, management while it is held, and someone who answers the phone about a property they have actually stood on.
