Headland is a licensed real estate brokerage in South Carolina and Georgia, working in farm, coastal and rural land, and in homes.
Land is not a house with more yard, and it does not price like one. A forty-acre parcel can be worth half what the forty acres three miles away are worth because of a drainage ditch, a shared driveway with no recorded easement, or a flood line that moved in the last map revision. None of that appears in a listing photograph.
So the work is mostly diligence. What the soil will grow, where the water goes, whether the access is real and recorded, what the zoning and the tidelands rules will allow, and what a buyer will and will not be permitted to build. We run the same checks for a client that we run before committing our own money to a parcel.

Sellers of land
Farm, coastal, timber and rural property, including families deciding what happens to ground that has been held a long time and does not have an obvious buyer. Pricing land with few true comparables is its own skill and it is most of what a bad listing gets wrong.

Buyers and acquisition search
Finding parcels for people who know what they want to do and not yet where to do it. We will tell you what a piece of ground can carry before you are committed to it, and we will tell you when the answer is no.

Homes
Houses on their own land, and homes inside the communities we build, where the farm, the conserved acreage and the covenants are part of what is being purchased and need explaining properly.

Diligence and disclosure
Flood zone and elevation, wetlands and buffer lines, soils, recorded access, utilities, easements, and what the critical-area rules permit. Established before the contract rather than discovered after it.
